Southern Highlands Airbnb Retreat | Adaptive Reuse of an Underutilized Space

From Forgotten Space to Boutique Retreat: A Thoughtful Transformation

When the owners of a neglected open-plan area in the Southern Highlands approached our studio, they envisioned more than just a renovation—they dreamed of a serene Airbnb retreat that would blend rustic charm with modern comfort. The challenge? To convert a sparse, underutilized shell into a cozy two-bedroom haven, where guests could unwind amidst the rolling hills and crisp country air.

Our design philosophy centered on adaptive reuse, preserving the building’s raw character while introducing warmth, functionality, and a touch of luxury. The result? A handcrafted escape that feels both timeless and contemporary, where exposed beams meet plush textiles, and natural light dances across reclaimed timber floors.

Embracing the Southern Highlands Aesthetic: A Design Rooted in Place

The Southern Highlands is a region of quiet elegance—think crackling fireplaces, heritage orchards, and misty mornings. To capture this essence, we drew inspiration from:

  • Local farmhouses – Neutral palettes, natural textures, and sturdy craftsmanship.

  • European cottages – Warm timber joinery, deep-set windows, and intimate nooks.

  • Modern minimalism – Clean lines, uncluttered spaces, and strategic lighting.

The retreat was designed for slow living, encouraging guests to disconnect and recharge. Every detail—from the hand-forged iron door handles to the custom-built breakfast nook—was chosen to evoke a sense of crafted simplicity.

The Design Concept: Rustic Elegance Meets Functional Comfort

Key Features of the Retreat:

  • Two Inviting Bedrooms – Featuring vaulted ceilings with exposed beams, organic linen bedding, and bespoke timber bed frames. Each room opens to greenery, framing the Highlands landscape like a living painting.

  • Open-Plan Living & Dining – A large living room with a sunken lounge area, anchored by a double-sided stone fireplace that connects to the dining space. Reclaimed oak floors add warmth underfoot.

  • Country-Style Kitchen – A handmade timber island, matte black fixtures, and a heritage-style stove create a space that’s both functional and nostalgic. Open shelving displays hand-thrown ceramics.

  • Indoor-Outdoor Flow – Steel-framed glass doors open to a wraparound deck, blurring the lines between inside and out. A built-in daybed invites lazy afternoons with a book.

  • Luxury Bathroom – A freestanding stone bathtub, walk-in rain shower, and handmade terracotta tiles evoke a spa-like tranquility.

Challenges & Creative Solutions

1. Maximizing a Compact Footprint

The original space was expansive but awkwardly proportioned. Our solution?

  • Zoning with Furniture – A low-slung timber divider separates the living and dining areas without blocking light.

  • Built-In Storage – Under-window benches double as hidden luggage space; floor-to-ceiling cupboards in the bedrooms eliminate clutter.

2. Balancing Rustic and Modern

We wanted authentic heritage charm without sacrificing contemporary comfort. The answer?

  • Mixed Materials – Rough-sawn timber walls contrast with sleek black steel door frames.

  • Vintage-Meets-Industrial Lighting – Hand-blown glass pendants hang above a minimalist concrete dining table.

3. Ensuring Year-Round Comfort

The Highlands can be chilly! We integrated:

  • Underfloor Heating – Radiant heating beneath the stone floors for cozy winters.

  • Double-Glazed Windows – To retain warmth and reduce condensation.

The Final Vision: A Retreat That Feels Like Home (Only Better)

Today, this once-overlooked space is a sought-after Airbnb escape, where guests leave reviews like:

  • “Waking up to sunlight streaming through the wooden shutters was pure magic.”

  • “The fireplace and deep soaking tub made it impossible to leave!”

  • “Felt like staying in a high-end design magazine—but with all the warmth of a countryside cottage.”

Why This Project Matters for Southern Highlands Tourism

This retreat proves that thoughtful adaptive reuse can breathe new life into forgotten spaces, creating value for owners and unforgettable experiences for guests. It’s a blueprint for how regional getaways can combine authenticity, sustainability, and luxury—without losing their soul.
