Contemporary Family House Near the Beach: A Symphony of Light, Space and Innovative Shared Workspace

Thoughtful Family-Centric Design with a Modern Shared Office Concept

The client, a family of four, requested a home where every member could feel comfortable, yet benefit from a large multifunctional room to work and study together. This innovative shared office space, situated on the first floor, fosters collaboration and connectivity in a modern lifestyle. The double-void design, visible from the attic lounge, features custom-made timber screening with glass infills and a ceiling of unique triangular planes that improve acoustics and add dynamic architectural interest.

Architectural Features & Material Palette

Seaview Residence's exterior is distinguished by extensive use of natural timber, seamlessly integrating with its coastal surroundings. Real Burmese teak accents define the roof eaves and the underside of the cantilevered driveway canopy, lending warmth and elegance. The first-floor sun-shading screens and garage gate are crafted from timber-look powder-coated aluminum, chosen for durability and weather resistance.
The large cantilevered driveway canopy presented a design challenge due to the need for structural integrity without visual supports, maintaining an open, airy feel while complying with building regulations. Motorized sun-shading screens on the first floor optimize natural light control and improve energy efficiency, providing comfort and privacy throughout the day.

Spacious Indoor-Outdoor Living & Landscaping

At the front, a generous garden area offers both visual appeal and a natural buffer from the street, enhancing privacy and contributing to the home's serene atmosphere. The outdoor dining areas on the side and rear yards allow seamless indoor-outdoor entertaining, with large sliding doors connecting the internal dining space to the exterior, effectively enlarging the ground floor living area.

Functional & Luxurious Interior Layout

• Ground Floor: Features an open-plan layout flowing from a large living room to dining and a stylish dry kitchen finished in timber veneer to match the teak flooring. The enclosed wet kitchen is outfitted with resilient, easy-to-clean materials designed to withstand heavy use. Additional amenities include a powder room, domestic helper's quarters, and laundry.

• First Floor: Hosts a master bedroom with ensuite and walk-in robe, two bedrooms sharing a bathroom, and the expansive shared workspace that supports modern family dynamics.

• Attic Floor: Contains a guest bedroom, music room, bathroom, and lounge area overlooking the double void.

The floors are connected by a masterful cantilevered teak staircase with hidden supports within the surrounding walls, creating a floating visual effect. A hydraulic lift discreetly links all floors, enhancing accessibility and future-proofing the home.

Premium Finishes & Modern Comforts

The ground floor features luxurious beige marble flooring—specifically Crema Marfil—extending to a feature wall in the living room. Upper floors are finished in warm Burmese teak, while bathrooms showcase a sophisticated contrast of dark and white marble surfaces, creating a modern yet timeless ambiance. The bathrooms include high-end fixtures, seamless cabinetry, and contemporary design elements to elevate daily rituals.
A smart lighting system, ducted air conditioning, ceiling fans in every room, and carefully positioned windows ensure optimal natural ventilation, maximizing comfort and energy efficiency.

Seaview Residence is a showcase of thoughtful family living, blending architectural innovation, sustainable materials, and modern conveniences in a beachside setting. This project perfectly demonstrates how contemporary design can enhance lifestyle through flexible spaces and natural beauty.
